In October 2019 RONDA INVEST provided a loan to two Czech companies for reconstruction of a beautiful apartment building in a popular location in Prague-Smíchov and refinancing liabilities to another financial institution. The building, with its distinctive fresco, also secures the loan.
The companies belong to an experienced real estate entrepreneur who has operated in this segment for almost 20 years and specialises mainly in Prague properties. The reconstructed apartment building is in Prague 5 – Smíchov, about a 10-minute walk from Nový Smíchov shopping centre and Anděl metro station. It has 1 underground and 6 above-ground floors, 29 apartment units and 1 non-residential unit, with a total usable area of 1,665 m2. The collateral value as of 25 February 2020 was CZK 99,700,000; the future value after completion is CZK 180,700,000. Repayment sources are sales of the reconstructed units and other development activity within the client’s group.
The calculator calculation is based on a model example of a one-time repayment loan investment (full principal repayment at the end of the loan term). Returns are paid to investors monthly, and the calculator does not consider reinvestment. The actual performance of the investment may differ from the model example.
