Yield

Meet the loan client:
The loan was provided to a Czech company for reconstruction of an apartment building in Prague 7 – Letná and refinancing liabilities to another financial institution. The company owner has long been successful in reconstruction of tenement buildings in Prague and has completed several similar projects. The apartment building also serves as collateral.
The collateral consists of 27 apartment units and 1 non-residential unit in an apartment building in Prague-Letná (cadastral area Holešovice). The building is in a sought-after residential area with excellent amenities. It has 1 underground floor, 4 above-ground floors and an attic. The units have layouts from 1+kk to 3+kk and a total usable area of 1,480 m2 plus 106.3 m2 of balconies and terraces. The collateral value as of 24 September 2020 was CZK 70,000,000; the expected future value after completion is CZK 181,000,000. Repayment sources are sales of the units and other development activity around the applicant.
