LTV indicates the ratio of the property’s value to the loan’s value. The lower the LTV, the higher the collateral.
LTV calculation = loan amount / estimated market price × 100
The client has more than 20 years of experience in real estate development. They focus on property renovations in Nitra and the surrounding area of Bratislava. The purpose of the loan is to purchase an office building in the center of Nitra. The plan is to gradually reconstruct the building into 8 loft-style residential/apartment units and 1 non-residential space. The loan will be drawn in tranches. The first tranche was used to refinance part of the client’s own funds that were used to acquire the property in the center of the Slovak regional city of Nitra. These funds will be used to kick-start the project of transforming the building into loft-style housing and a commercial space. The client is currently completing a similar reconstruction on a nearby street, where they have renovated 12 residential and non-residential units, which are being gradually sold. The financed property, where the loft apartments will be developed, is located in the very center of the city, in close proximity to the Andrej Bagar Theatre.
Approved loan facility: EUR 665,000 – currently drawn tranche: EUR 400,000.
