We offer the opportunity to participate in the second drawdown of a loan provided to a Czech company for the purchase of 3 apartment units in a tenement building in the centre of Prague.
The client is active in real estate trading. The co-debtor trades in coffee and wine and has operated a coffee roastery for more than 15 years. Before the loan was provided, the client and related parties already owned 4 non-residential units and another 3 apartment units in the building. The client’s group thus became the sole owner of all residential and non-residential units in the building and can use the potential for further construction. RONDA INVEST provided a total of 3 loans with an aggregate volume of CZK 69,216,200.
The loan is secured by first-ranking mortgages over 3 apartment units in Prague-New Town, a second-ranking mortgage over 1 apartment unit, and third-ranking mortgages over 2 apartment units and 4 non-residential units. The units are in a row tenement building with one underground and three above-ground floors, located directly in the centre of Prague on a street leading to Wenceslas Square. The collateral value as of 21 July 2021 was CZK 121,500,000. Repayment sources are the co-debtor’s income from coffee and wine trading, proceeds from the sale of the collateral and a reserve from the drawn loan.
The calculator calculation is based on a model example of a one-time repayment loan investment (full principal repayment at the end of the loan term). Returns are paid to investors monthly, and the calculator does not consider reinvestment. The actual performance of the investment may differ from the model example.
